A new mixed-use project is coming soon to Saint-Henri

As a result of a close collaboration between the South-West District, industry professionals, local organizations and our experienced teams, Quorum and Les Développements du Canal Inc. have now obtained the demolition permit of 4700 Saint-Ambroise Street. This will allow for the development of a quality future mixed-use project combining commercial, residential and social housing buildings.

The project responds to the need for mixed-use developments and comprises of approximately 100 social housing units in lots A and B. In addition, the project will offer 20% affordable housing units, 20% of units destined to families, an 80-place CPE daycare, commercial offices, a business incubator and an eco-friendly grocery store.

The demolition will allow for the decontamination of the building and its land, which has a heavy industrial past, and will eliminate several inconveniences that come with this type of factory such as noise, heavy vehicle circulation in the area and its overall unattractive presentation. In addition, the site is currently covered by a 90% parking lot and roofing surface and will be transformed to 50% of green space, significantly reducing its heat island effects.

In order to ensure the project is well integrated within its surrounding area and the Lachine Canal, the development proposes an appropriate volumetric proportion and an open implementation. The project’s disposition allows for a visual and pedestrian access to the Lachine Canal by its streets, in addition to a foot path which is integrated throughout the entire project connecting Saint-Ambroise Street to the canal. The project’s integration within the area’s overall development plan offers a continuity with the Woonerf Saint-Pierre with its direct access to the Lachine Canal.
