The luxurious condominium complexes are multiplying in Laval (Quintessence, Paton1, Aquablu)

 

In order to distinguish itself and meet the expectations of the target clientele, the Quorum Group and the Marsan Group surveyed the opinion of some forty people at a party last year. The sponsors, who used the Lemay + DAA agency, took into account the comments received.

 

The chic sales pavilion, which will officially open to the public in December, is intended to be a true copy of the entrance hall of the fourth building, which will be built in due course at this location. High ceilings, huge windows overlooking the nearby golf course and wood, and black slate walls set the tone.

 

The vast land, which was once part of the golf club, is surrounded by mature trees, which will be preserved, assures Maxime Laporte, director of development within the Quorum Group. The apartments will be distributed in four similar buildings, with architecture inspired by what the Lemay agency does elsewhere in the world. For example, windows and terraces will not repeat in the same way. For the developers, who will also take care of the construction, this presents an additional challenge.

 

The latter are ambitious in many respects. They will install the mechanics in the center of each building in order to enjoy as much latitude as possible and make the customized condos.

 

The apartment-witness, arranged by the designer Alain Desgagné, of the agency innédesign, demonstrates this. The kitchen (of the Italian brand Scavolini), the living room and the dining room, for example, could be interchanged if desired.

 

Spacious, with its 1716 sq. Ft., The condo-witness stands out with its entrance, reminiscent of a single-family home. On entering, visitors feel as if they are in a vestibule, with a large glazed wardrobe on the left and a wall at the back. The goal? Show that selling your home to go to a condo is not a sacrifice. The majority of the apartments will be arranged in this way, in order to preserve the intimacy of the co-owners.

 

Note: the common areas will be grouped on the ground floor of the first building. They will therefore be accessible from the beginning. There will be a fitness room, a typelounge lounge, as well as an indoor swimming pool with a swim area and three relaxation areas. An employee assigned to the interview will have an office. A concierge will offer à la carte services. A tennis court, outside, will complete the whole.

 

Many options will be offered, such as a closed and private space for one or two cars in the underground garage (to make as in a house), a heated terrace and a motorized mosquito screen around the terrace.

 

PROJECT NAME: Laval sur le Lac

 

WHERE: On the edge of Les Érables, which runs along the Rivière des Mille Îles, in the upscale neighborhood of Laval-sur-le-Lac. The future complex will be backed by Club Laval sur le Lac, a private golf club on the northwest end of Laval.

 

IN ALL: About 120 spacious condos in four six-storey buildings, topped by mezzanines. Each one will have 28 to 30 apartments.

 

FOR WHOM: Wealthy buyers from Laval and elsewhere in the North Crown, who travel a lot and are ready to sell their homes that have become too big.

IN THE SURROUNDINGS: A cycle path along the Rivière des Mille Îles, a yacht club, curling and several golf courses. The Grand-Moulin suburban train station is located on the other side of the shore, accessible by a long pedestrian bridge.

 

WE LOVE: The well-situated grounds, with views of the water and the greenery, are rare. Even the proximity of the golf club should not be a problem, as golfers (experienced) will not activate in front of the buildings.

 

WE LOVE LESS: The co-owners will have to take their car to do all their shopping. It is the price to pay to stay in the suburbs.
